TSHWANE POLITICAL GAMES: DA’S BRINK SUPPORTS UPDATING THE PROPERTY VALUATIONS ROLL IN FEBRUARY 2024, BUT OPPOSES IT IN MARCH 2025

Last year, the former political administration, under the DA’s Cilliers Brink, committed to updating the City’s valuation roll. At the time, Brink indicated that after almost a decade of DA rule, he believed that there were “many discrepancies on [the City of Tshwane’s] valuation roll. Anyone who does a search online will find large, upmarket properties in Tshwane on which nominal property rates are payable,” he said (https://www.citizen.co.za/news/tshwane-mayor-plans-to-keep-the-city-finically-stable/).

It is ironic and stupid that the DA are now concerned about updating the valuation roll when they committed to this process previously – with Brink himself stating that he expected to see large jumps in the valuations of many upmarket properties that he said were paying too little in rates.

Municipalities are required to update their municipal valuation rolls following the Local Government: Municipal Property Rates Act (No. 6 of 2004). This ensures that properties are accurately valued and categorized for property tax purposes.

No political party intervenes in this technical process, which is based on market research of sales and valuations in different suburbs across the metro. Because of the tens of thousands of valuations undertaken, it is of course inevitable that some technical or computing errors could occur, and thus is it important for every property owner to check the valuation of their property. GOOD supports good governance and the legislated requirement for municipalities to update their property valuations. We also support the rights of all property owners to check and if necessary, request a review of their property valuation.
